In recent months, our office has received a number of requests for the conclusion of a pre-contract for the sale of real estate. Our clients did not want to miss this opportunity, but the final contracts for couples wishing to benefit from the CSOK Plus will be concluded after 1 January 2024.
Here is a brief summary of the conditions required to apply for a loan.
The preferential state-subsidised CSOK Plus loan can be applied for by married couples having a child from 1 January 2024, only jointly. The CSOK Plus loan is only available for newly adopted children, but existing children will also count towards the amount of the loan, which can be as follows:
- Taking into account both the number of children present and the number of children expected
for one child 15.000.000,-Ft
for two children 30.000.000,-Ft
50.000.000,-Ft loan amount is available for three children.
- The loan is available for couples where the female member of the couple is under 41 years of age, but also for older women who will have reached 12 weeks of pregnancy in 2024 and 2025.
- The CSOK Plus loan can be used to buy your first home in common, to move to a more comfortable property instead of the existing one, to extend your existing home or to extend the home you have bought.
- for a first home up to HUF 80.000.000,-, in other cases up to HUF 150.000.000,-.
- If the purchase price exceeds 80.000.000,-Ft, a 4% tax is payable on the excess.
- Under the new rules, the floor area of the dwelling must be at least m2:
40 square metres for one child,
50 square metres for two children,
60 square metres for three or more children.
- The first child must arrive within 4 years, the second within 8 years and the third within 10 years.
- Additional discounts:
the loan is suspended for up to one year after the birth of the first child
For the second and each additional child, the principal of the loan can be reduced by HUF 10-10 million.
In the first year after taking out the loan, if the child has not yet arrived, you only pay interest, no capital.
CSOK Plus can also be applied for CSOK and CSOK loans that have been applied for previously, but the loan applied for previously must be repaid.
- Eligible persons pay interest at a maximum rate of 3 percent during the interest subsidy period and the first year of the term.
The CSOK Plus programme is available throughout Hungary, even in small villages.
