Once you know exactly how much money you have and you need to supplement your savings with a loan, it is a good idea to visit a few banks and collect their offers in parallel with the property search. <\/p>\n<p>Once you have the property you want, the third step is to find a good lawyer who will not only check the property before making an offer, but also have the expertise to guide you through the whole process from contract to handover.<\/p>\n<p>Unfortunately, we often encounter cases where a valid purchase offer agreed by the seller and the buyer precedes the lawyer&#8217;s visit, which can be a problem if you want to take out a loan to finance the property. The purchase offer must already specify the deadline for paying the full purchase price, and the contracting parties are not always aware of the requirements and the disbursement deadline of the bank providing the loan. <\/p>\n<p>When someone takes out a loan to buy a property, one of the most important questions is when the bank will disburse the loan. The timing of the disbursement process plays a crucial role in the property purchase process and can affect the financial options and timeframes available to the customer. <\/p>\n<p>The disbursement period may vary between banks and loan agreements, so here are some important factors to consider.<\/p>\n<p>The bank first carefully assesses the creditworthiness of the client and the value of the property. This process can take time, as the bank needs to carefully examine the loan application and the market value of the property. The bank will then decide whether to approve the loan and on what terms. In the case of home loans, in particular before applying for a state-subsidised loan scheme under the CSOK Plus loan programme, we strongly recommend that all our clients ask a lawyer with the appropriate expertise to carry out a preliminary check and a preliminary valuation of the property they wish to buy, in order to avoid the unpleasant situation where, after signing the sale and purchase agreement and accepting the loan application, the bank does not disburse the loan because the property does not meet a certain requirement. If you have not been careful enough and the bank rejects your loan application, you could lose the deposit you have paid, so it is not worth taking the risk.    <\/p>\n<p>Once you are satisfied that the property provides sufficient collateral for the bank, you can sign the sale and purchase agreement, in which the lawyer will include the bank&#8217;s requirements for the contract and the deadline for the bank&#8217;s disbursement. After that, the own resources will be paid to the seller within the time limit specified in the contract. As soon as the full payment of the purchase price of the property has been made, a certificate to this effect must be handed over to the bank, after which the loan can only be disbursed as the final instalment. This usually means that the bank transfers the loan amount to the client&#8217;s bank account or directly to the seller of the property. It is important to note that the disbursement process can take time and may vary depending on the banks and the circumstances of the transaction.
